1. What should I pay attention to when buying real estate?
You must check the property's title deed information, zoning status, occupancy permit, and existing debt/lien status. Don't hesitate to ask your real estate consultant for these documents.
2. Why is the area on the title deed different from the usable area?
The title deed usually shows gross area (including walls). Net usable area refers to living space. The difference may be due to building construction style and common areas.
3. What is an appraisal report? Is it mandatory?
If you're buying with a bank loan or are a foreign investor, an SPK-licensed appraisal report is mandatory. This report determines the market value of the property.
4. How long does the title deed transfer process take?
If all documents are complete, title deed transfer usually takes 1-3 business days.
5. What are title deed fees and other costs?
Title deed fee (usually 4%) can be shared between buyer and seller. Additionally, there may be extra costs like revolving fund fees, DASK insurance, and notary fees.
6. How does the housing loan process work?
Loan application is made to the bank, bank sends appraisal, after approval, mortgage process is done at the title deed office. Then the sales amount is transferred to the seller's account.
7. What's the difference between condominium ownership and building easement?
Building easement is established for structures not yet completed. Condominium ownership is for buildings that have received occupancy permits and are ready for use.
8. How can I find out if there are mortgages or seizures on the property?
You can make real estate inquiries from the title deed office or through e-Government. Professional consultants can also do these checks on your behalf.
9. Can I buy a house with tenants?
Yes. However, the existing rental agreement continues. Issues like eviction or rent updates are subject to the Turkish Code of Obligations.
10. Can sales be made without DASK (mandatory earthquake insurance)?
No. Transfer process cannot be carried out at the title deed office without DASK insurance.
